Fifth Avenue shops worry about city changes while luxury brands keep expanding
Midtown Manhattan, Fifth Avenue, New York City, USAWed Jun 17 2026
Fifth Avenue in Midtown Manhattan isn’t just another busy street—it’s a money machine. Every year, the blocks between 40th and 61st Streets pump over $1. 5 billion into city funds through retail and office taxes. That makes it the top spot in New York for generating tax revenue from a small area. Big names like Rolex and LVMH clearly see its worth, investing hundreds of millions in new flagship stores and skyscrapers. Prada even bought its own building for $835 million.
But the good times might not last. The city plans to spend $402 million on a big redesign, turning sidewalks into extra walking space and cutting car lanes down to one. Pro-bike groups want a lane added, but store owners aren’t fans. They already complain about underused express buses hogging space. Still, some shop owners like the idea of wider sidewalks—if it means more foot traffic and happier customers.
One big headache? The underground mess. Old water pipes, sewers, and power lines need fixing before sidewalks can expand. Past projects like the Wall Street water main mess dragged on for years, ruining streets. No one wants a repeat of that chaos. The city hasn’t even shared a schedule yet.
Meanwhile, some storefronts sit empty. The giant Dior space at the GM Building and spots in the old Henri Bendel building have been dark for ages. One is even owned by a Chinese company that’s left it vacant for over ten years. But don’t count Fifth Avenue out yet. Big leases could be signed soon, with more deals coming in 2026.
Younger brands like Edikted are moving in, bringing in new crowds. Even fast-fashion names like Skims and Mango are joining giants like Cartier. It’s a mix of old and new—luxury watches next to teen-friendly sneakers. The avenue keeps changing, but not everyone agrees on how fast—or how much.
