New Industrial Hub Takes Shape Near Dallas Love Field

In the bustling city of Dallas, Texas, a significant construction project is underway. Lincoln Property Company has begun work on a new industrial park, Brookhollow Business Center, close to Love Field. This development involves transforming a 17-acre truck terminal site on Empire Central Drive into two state-of-the-art industrial buildings. The project, expected to be completed by October 2025, showcases two structures: one a 207, 000-square-foot cross-dock facility with high ceilings and ample dock doors, and the other a 105, 000-square-foot rear-load building also with substantial parking areas. The total cost of the construction is estimated to be around $24 million, as per filings with the Texas Department of Licensing and Regulation. Michael Peinado, a Senior Vice President at Lincoln, emphasizes that this type of light industrial property is in high demand due to the growing job market and population in the Dallas-Fort Worth Metroplex. He noted that limited supply and lack of new construction have driven rents higher in this sector. The Dallas-Fort Worth industrial market is the top performer in the U. S. in terms of net absorption, with over 1 billion square feet of inventory as of the third quarter of 2024. However, there has been a notable 71% drop in construction activity year-over-year, indicating a potential supply crunch. Peinado, alongside Tom Kuhlmann and Gil Stroube, is handling the lease marketing for this new industrial park. This development underscores the shifting landscape of real estate, driven by market demands and population growth.
