The spring market, usually the busiest time for houses, has taken a quiet turn. Yet sellers are showing renewed confidence. In January alone, almost 45 000 homes that had been taken off the market last year were put back up for sale. Earlier this year, sellers were also pulling their properties off shelves at a record pace. When the market doesn’t meet their expectations, they pull their homes again and plan to re‑list in spring. National inventory is higher than it was a year ago, but growth has stalled. Active listings rose 7. 9 % in February compared with last year, yet that increase has been shrinking for nine months straight. Overall, listings remain 17 % below the 2019 level before the pandemic. Experts say supply gains are uneven. The South and West have seen more new listings, especially for homes under $500 000. In the Northeast and Midwest, supply is still too low. With mortgage rates near a four‑year low, the key question is whether this easing will bring more buyers or more sellers to the market.
